Local SEO Case Study: How D Highway Storage Tripled Organic Search Visibility in 90 Days

During the 90-day campaign, D Highway Storage recorded a 3X increase in organic search visibility, a 23.6% increase in organic clicks, 109 Google Business Profile calls, and 114 direction requests.

D Highway Storage is a family-owned self-storage facility on Highway D in Farmington, Missouri, offering drive-up and climate-controlled storage units to renters across Farmington, Park Hills, Ste. Genevieve, and surrounding communities.

Like many independent storage operators, the facility was competing for attention against larger brands with stronger digital footprints and bigger marketing budgets. The opportunity was not simply to rank for the business name. It was to become visible when nearby renters searched for the type of storage they needed, even when they had never heard of D Highway Storage before.

Between April 2026 and June 20, 2026, Xtreeme Tech implemented a local SEO campaign focused on Google Business Profile optimization, semantic website improvements, entity consistency, review growth, authentic media, and broader non-branded query coverage.

Over the campaign period, organic search impressions increased from 6.42K to 18.1K, organic clicks rose from 271 to 335, and the Google Business Profile generated 443 interactions, 109 calls, and 114 direction requests. The performance figures in this case study come from the client’s Google Search Console and Google Business Profile reporting.

The Starting Point: An Established Facility With Weak Local Entity Signals

D Highway Storage already had a website and an active Google Business Profile, but the two assets were not reinforcing one another as a coherent local entity.

The Google Business Profile did not include a developed business description, and its services and storage products had not been added comprehensively. The profile was also largely static, with no consistent posting strategy built around local demand, service attributes, renter questions, or high-intent storage topics.

The listing contained limited authentic visual evidence of the facility. For a physical storage business, real photographs of the property, signage, drive aisles, unit interiors, access points, and facility features help prospective renters evaluate the business while also reinforcing that the listing represents a genuine location.

There was also no structured review-acquisition process. Existing reviews provided some social proof, but the business was not consistently asking satisfied renters to share honest feedback about their experience, unit type, access, convenience, cleanliness, and customer service.

From a semantic SEO perspective, the website and Google Business Profile were not sufficiently aligned around the same entity attributes. Service terminology, geographic context, business information, and conversion paths existed in separate places, but they were not consistently connected. This limited the corroborating signals Google could use to associate D Highway Storage with relevant storage services and the Farmington market.

The website also had limited reach beyond a smaller pool of established and branded searches. The campaign therefore focused on expanding the site’s query footprint for non-branded searches such as “storage units near me,” “storage units Farmington MO,” and “climate controlled storage near me.”

What We Changed

1. Completed and Expanded the Google Business Profile

We added a clear, locally relevant business description that communicated the facility’s location, core unit types, service attributes, and customer use cases.

Services and storage products were added in a structured way so the profile more accurately represented the facility’s complete offering. This gave Google stronger service-to-entity relationships to associate with searches for drive-up units, climate-controlled storage, storage unit sizes, and local rental options.

2. Introduced a Keyword-Informed GBP Posting Strategy

We started consistent Google Business Profile posting built around relevant service entities, renter questions, local modifiers, unit features, and commercially meaningful search themes.

The posts were written to strengthen topical relevance naturally rather than repeating exact-match keywords unnaturally. Topics included climate-controlled storage, drive-up access, unit selection, moving and household storage, facility access, and storage availability in the Farmington area.

3. Added Authentic Facility Images

Real images of the facility were added to improve profile completeness, visual trust, and real-world entity validation. The image strategy focused on the property, units, access areas, signage, and physical features that matter to renters.

This replaced the weak visual footprint with first-party evidence that helped prospective customers understand what they would find at the location.

4. Built a Review-Acquisition Process

We asked the client to run an ongoing review campaign and encourage current renters to leave honest feedback.

The goal was not to script or force keywords into customer reviews. Instead, customers were encouraged to describe their genuine experience. These reviews can naturally reinforce service attributes, customer trust, review recency, and local prominence using the language real renters use.

5. Connected the Website and GBP as One Local Entity

We aligned the website and Google Business Profile so they consistently communicated the same business identity, location, services, and facility attributes.

The website-to-profile relationship, profile-to-website links, service terminology, geographic references, and conversion pathways were strengthened. This improved entity consistency and gave Google more corroborating signals across organic and local search.

6. Improved Semantic Coverage on the Website

Rather than treating each page as a container for isolated keywords, we strengthened the site’s topical architecture around the broader self-storage entity and its related attributes.

Core pages were refined for titles, headings, content hierarchy, internal linking, locally relevant copy, supporting questions, and service relationships. The objective was to improve topical completeness around storage units, climate-controlled storage, drive-up units, unit sizing, household storage, moving storage, and Farmington-area demand.

Month One: Establishing Entity Clarity and Topical Relevance

The first month focused on implementation: completing the Business Profile, improving service and location relevance, aligning the website and GBP, introducing regular posting, adding authentic imagery, and strengthening the website’s topical structure.

During this period, the website generated 116 clicks and 5.92K impressions. The movement was modest but consistent with a foundation phase in which Google needed time to crawl the website, process the profile changes, and reassess the business across a wider set of queries.

Month Two: The Strongest Growth Window

By the second month, the campaign reached its strongest single-month performance. Organic clicks increased to 131 and impressions reached 7.36K.

Google Business Profile engagement peaked during the same window, with 186 profile interactions and 47 calls in May. The simultaneous increase across organic visibility and local actions suggested that the stronger entity and service signals were expanding discovery while also producing meaningful customer behavior.

Month Three: Compounding Reach

The final reporting period, measured through June 20, recorded 107 clicks and 5.57K impressions. Although this was below the full second-month peak, it covered a partial month and remained above the campaign’s original visibility baseline.

The broader trend showed that D Highway Storage was no longer relying primarily on a small set of branded searches. Its organic footprint had expanded into a larger pool of local and service-specific queries.

Keyword Growth: Greater Visibility for High-Intent Storage Searches

The keyword-level data shows where the campaign created the most meaningful expansion. The strongest gains occurred across local and commercial-intent searches that a prospective renter would use while comparing storage options.

The query “storage units Farmington MO” gained 161 impressions and reached an average position of 3.8. “Storage units near me” gained 96 impressions. Additional growth appeared across variations related to Farmington storage, climate-controlled units, and generic storage-unit searches.

This matters because the campaign was not simply producing more visibility for the brand name. It was increasing discovery among renters who were searching by need, service, and location.

Understanding the CTR and Average-Position Decline

Not every Search Console metric moved in the same direction. Average click-through rate declined from 4.2% to 1.9%, while average position changed from 17.7 to 23.8.

Those changes need to be interpreted alongside the threefold increase in impressions. The site began appearing for a much larger pool of new queries, many of which entered at lower initial positions. Adding newly indexed terms at positions 20, 30, or 40 can lower the overall average position even when established keywords retain strong rankings and total visibility grows substantially.

The same expansion can reduce average CTR because impressions are now distributed across many more queries. In this campaign, total impressions, total clicks, GBP calls, profile interactions, and direction requests all increased the metrics that more directly represent reach and local customer action.

Google Business Profile Results

Across the reporting period, the Google Business Profile generated 443 profile interactions, 109 phone calls, and 114 direction requests.

May was the strongest month, with 186 interactions and 47 calls. These actions are especially important for a local storage business because they represent people moving beyond passive impressions and taking direct steps to evaluate or visit the facility.

What These Results Mean for a Local Storage Business

Rankings alone do not rent storage units. The useful outcome is qualified discovery that leads to calls, website visits, direction requests, and ultimately rentals.

This campaign strengthened D Highway Storage as a defined local entity by connecting its website, Google Business Profile, service attributes, location context, first-party imagery, reviews, and topical content. As those signals became more complete and consistent, Google began showing the business across a broader set of local and service-specific searches.

The result was not just greater visibility for people who already knew the company name. It was expanded exposure to renters actively searching for storage in Farmington and surrounding areas.
